More and more people opening an obrt (a Croatian sole trader business, often taxed at a flat rate) ask us the same thing: where can I register my obrt if I have no business premises? The answer is simpler than it looks.
What you need to register an obrt
An obrt is entered in the Register of Crafts (Obrtni registar). According to Osijek-Baranja County, the application comes with:
- your identity card,
- proof of the right to use the premises, such as a lease for business premises,
- for regulated crafts, proof of qualifications or a master craftsman exam,
- proof of special health requirements, where the law requires them for your activity.
No administrative fee is charged for entry in the register.
Where to apply
In Osijek-Baranja County an obrt is registered according to its seat, at the County Department of Economy in Osijek or its local offices (Beli Manastir, Donji Miholjac, Đakovo, Našice and Valpovo). You can also apply online through the e-Obrt service in e-Građani or the START system.
What if you have no premises
You can register an obrt at home, but then you need a land registry extract and the owner’s consent. Not everyone wants their home address to be the seat of their business, and tenants have to ask their landlord for consent.
That is why Green Office offers an obrt package: a reserved desk with the right to register your seat here, a company sign at the entrance and a mailbox.
- The monthly price is €110 + VAT (desk €80, registered address €10, company sign €10, mailbox €10).
- The contract runs for at least one year.
- The desk is paid 3 months in advance, and the address, sign and mailbox for a year. So the first invoice is €600 + VAT, then €80 + VAT a month, and €360 + VAT again once a year.
The desk is not just on paper: it is yours, 24/7, with internet, the kitchen and an hour a week in the small meeting room.
How to start
- Send us an enquiry or call +385 91 312 3123.
- Send the tenant’s full details: name, OIB and address.
- We send you the contract and general terms.
- Once the first instalment is paid, we certify the contract with our stamp and signature.
- You register your obrt with that contract.
Come and see the space. Green Office is in Bilje, 8 minutes from Osijek.
This is general information summarised from the guidance of Osijek-Baranja County (in Croatian). Retail, catering and transport also need minimum technical conditions for the premises, so please confirm the exact requirements for your activity with the authority or your accountant.
